Gas Water Heater Repair, Pressure Control and New Tank Setup in Cuyahoga Falls

A small pipe dripping beside your water heater is easy to ignore, but in many Cuyahoga Falls homes it is the first clue of a pressure problem that is quietly stressing the tank, faucets and fixtures. K & K Plumbing provides gas water heater repair and new tank setup in Cuyahoga Falls, including the pressure-control pieces that protect the whole system.

What That Drip From the Relief Valve Means

Every tank water heater has a temperature and pressure relief valve, usually on the top or upper side, with a pipe running down toward the floor. It is a safety device: if the water gets too hot or the pressure too high, it opens and releases water so the tank cannot rupture. A valve that drips occasionally, or lets out a burst after the burner runs, is telling you something.

There are three common explanations. The valve may simply be worn and not sealing, which happens with age or after mineral deposits settle on the seat. The thermostat or gas control may be overheating the water. Or, most often, the plumbing system is closed and has no room for water to expand as it heats. Our short guide on inspecting the pressure relief valve covers how to test it safely.

  • Never cap or plug a relief valve discharge pipe
  • Water that is very hot or steaming from the pipe needs immediate attention: turn the gas control off
  • A drip only after heating cycles points toward thermal expansion
  • A constant trickle often means the valve itself has failed

Thermal Expansion and Closed Plumbing Systems

Water expands as it heats. In older plumbing, that extra volume could push back into the city main. Many homes now have a check valve, backflow preventer or pressure-reducing valve near the meter that stops water from flowing backward. That protects the public supply, but it also traps expanding water inside your house. Pressure climbs each time the burner runs, then the relief valve opens to dump it.

The standard fix is a thermal expansion tank, a small tank with an air cushion that absorbs the extra volume. It mounts on the cold supply near the heater and has to be pre-charged to match your home's water pressure. We install and adjust these routinely, and we check the existing one on every water heater visit since their internal bladders eventually fail.

High Static Pressure in Hillside Neighborhoods

Cuyahoga Falls has plenty of elevation change along the river valley, and water pressure can vary from street to street. When static pressure runs high, the water heater, toilet fill valves and faucet cartridges all wear faster. We test pressure with a gauge during our visit. If it is too high, a pressure-reducing valve on the main line may be the answer, and if one is already installed but has drifted, it can be adjusted or replaced.

Installing a New Gas Water Heater the Right Way

When a tank needs replacing, we treat the installation as a system: gas supply with a shutoff and sediment trap, properly sloped vent connector, water connections with dielectric protection where metals meet, a new relief valve with a full-size discharge pipe, and an expansion tank sized for the heater. After filling the tank and lighting the burner, we check for gas leaks, confirm draft at the hood, and verify pressure is stable through a heating cycle. A final quality inspection closes out the job.

Older homes in the city sometimes still have aging water lines near the heater. Replacing a short run with new copper pipe during installation prevents leaks around the new connections. If the heater is moving to a new location as part of a basement renovation, our new plumbing installation service can run the supply and gas lines.

Upkeep and Getting in Touch

Test the relief valve once a year, drain a few gallons of sediment from the tank, and have the expansion tank checked when you have the heater looked at. Many homeowners fold these tasks into a yearly plumbing maintenance visit.

Cuyahoga Falls is about 26 miles from our East Canton shop. We also serve Silver Lake, Munroe Falls, Stow, Tallmadge and Akron. For more on tank types and venting, see our main gas water heater page.

Frequently Asked Questions

Why does my water heater relief valve drip after the burner runs?

That pattern usually points to thermal expansion in a closed plumbing system. A properly charged expansion tank typically stops it. If the valve drips constantly, it may simply need replacing.

Do I need an expansion tank?

If your home has a check valve, backflow preventer or pressure-reducing valve on the main line, it is a closed system and an expansion tank is generally recommended. We can tell during a visit.

Can I just replace the relief valve myself?

It is possible, but if the valve is opening because of overheating or high pressure, a new valve will do the same thing. Finding the cause first is what fixes the problem.

How do I know if my expansion tank has failed?

Tap it: a good tank sounds hollow at the top. If it sounds full all the way up, or water comes out of the air valve, the bladder has failed and the tank should be replaced.
