Toilet work falls into two broad jobs. Repairs restore a fixture you already own: replacing worn tank parts, resetting a loose bowl, sealing a leak at the floor or clearing a stubborn blockage. Installations put a new fixture in place, whether that means swapping an old toilet for a water-saving model, adding a toilet to a finished basement, or setting every fixture in a remodeled bathroom.
Either way, we look at the parts you cannot see as well as the ones you can. The shutoff valve, the supply line, the closet flange and the drain connection all decide whether a toilet works quietly for decades or leaks within a season.
Most toilet problems announce themselves early. A tank that refills on its own every few minutes, often called a phantom flush, usually means water is seeping past the flapper. A hiss that never stops points to a fill valve that will not shut off. Both waste water around the clock and show up on your bill long before they cause damage.
Other warnings are more serious. A bowl that shifts when you sit down has probably broken its seal with the floor, and every flush can push a little water under the toilet. Soft or discolored flooring near the base, a sewer smell in the bathroom, or a stain on the ceiling below an upstairs bathroom all suggest a leak that has been going on for a while.

In a house, toilet decisions usually come down to comfort, water use and fit. Homeowners ask about chair-height bowls for knees and backs, elongated versus round seats, quieter flushing and models that fit an older bathroom without moving the drain. Commercial restrooms are a different animal. Offices, shops, churches, restaurants and rental buildings see far heavier use, and many rely on flushometer valves rather than tanks, or on wall-hung bowls with carriers behind the wall. Downtime matters, so we plan repairs to keep at least some restrooms open, carry common parts, and talk with property managers about accessibility heights and durable fixtures that stand up to traffic.
Every project follows the same three steps. First, you connect with us for a free estimate by phone or through the contact page, and we look at the fixture, ask what it has been doing and explain the options. Second, you approve the specifications, including the model, parts and scope, before any work starts. Third, we complete the work and give it a quality inspection: test flushes, a leak check at the supply, tank and base, and a final look at the floor around the toilet.
On an installation, that work typically means shutting off and draining the old fixture, pulling it, scraping the old seal, checking the flange for cracks or rust, setting a new seal, leveling and anchoring the bowl, and connecting a new supply line. We protect the floor, keep the work area tidy and take the old toilet with us when you want it gone.

Federal rules have capped new residential toilets at 1.6 gallons per flush since the 1990s, and many current models use less. Modern bowls are designed to clear waste well at that volume, so a well-chosen low-flow toilet should not mean double flushing. If an older home still has a big-tank toilet, replacing it often cuts water use noticeably.
Before buying a fixture, measure the rough-in: the distance from the finished wall to the center of the bolts holding the toilet down. Twelve inches is standard, but older homes sometimes have ten- or fourteen-inch rough-ins, and the wrong model will not fit.

Before we arrive, clear the area around the toilet and find the shutoff valve behind it. If the toilet is overflowing, lift the tank lid and push the flapper down, then turn the valve clockwise. If the valve is stuck or the leak is reaching a ceiling, shut the main water valve and call us; emergency plumbing and leak containment service is available.
For upkeep, glance inside the tank once or twice a year. Drop a little food coloring in the tank, wait about fifteen minutes without flushing, and if color shows up in the bowl, the flapper is leaking. Avoid drop-in bleach tablets, which can break down rubber parts. Flush only waste and toilet paper; wipes labeled flushable still cause many of the clogs we clear.

If the porcelain is sound, most problems, such as running, weak flushes or a leaking base, are worth repairing. Replacement makes more sense when the tank or bowl is cracked, the toilet clogs constantly because of its design, or it uses far more water than a modern model.
The usual causes are a worn flapper that lets water leak into the bowl, a fill valve set too high so water spills into the overflow tube, or a chain that is too short to let the flapper seat. All of these are inexpensive parts to replace.
It can be. Water at the base often means the wax seal has failed, and each flush may be wetting the subfloor. Have it checked soon, before the flooring or the joists underneath soften.
