Winter-Ready Plumbing Maintenance for Stow Homes

Northeast Ohio winters bring stretches of hard cold, and the freeze-thaw swings in between are tough on any pipe that sits near the outside of a house. In Stow, where many homes were built during the postwar decades and later expanded with additions, garages and finished basements, there are plenty of those spots. K & K Plumbing's plumbing maintenance in Stow puts freeze prevention near the top of the list.

Where Pipes Freeze in Stow Homes

Water pipes rarely freeze in the middle of a heated house. They freeze where heat does not reach them well, and an expanded or remodeled home tends to have more of those places. The most common trouble spots we see include:

  • Supply lines in crawlspaces under additions, porches or family rooms
  • Pipes running through exterior walls to kitchen sinks and bathrooms
  • Lines that pass through attached garages, especially to a garage sink or hose bib
  • The rim joist area of the basement where the house meets the foundation
  • Outdoor faucets that are not frost-free or have a hose left connected
  • Water lines near basement windows, dryer vents or other drafty openings

What We Do Before Winter

A fall maintenance visit is the best way to find and fix these weak spots before the first deep freeze. We trace exposed lines in crawlspaces and garages, recommend or add pipe insulation where it helps, look for drafts around pipes at the rim joist and check that each outdoor faucet drains properly. If an outdoor faucet is old or already leaking, our page on hose bib repair and installation explains replacing it with a frost-free model.

We also make sure the main shutoff closes fully. If a pipe does freeze and split, being able to shut the water off in seconds can be the difference between a small cleanup and a soaked basement.

Plumber checking a frost-free outdoor faucet before winter in Stow

During a Cold Snap

When temperatures drop well below freezing, open the cabinet doors under sinks on outside walls so warm air can reach the pipes. Let a faucet drip slowly on the coldest nights if that line has frozen before. Keep the garage door closed. Do not set the thermostat back too far overnight. If a faucet suddenly produces only a trickle, the line may already be partly frozen, so keep the faucet open and call us.

Never use an open flame to thaw a pipe. A hair dryer or space heater aimed at the area, kept at a safe distance from anything flammable, is far safer, and a plumber can handle lines you cannot reach.

Winter Strain on the Water Heater

In January, incoming water is at its coldest and the water heater has to work much harder to reach the same temperature. A tank with sediment buildup or a weak burner may not keep up. We flush and inspect it as part of the visit. If it is failing, our Stow water heater installation and repair page covers options. And if a cold-weather split leaves you with damaged copper lines, our copper pipe repair service can replace the section.

Year-Round Coverage for Stow Homeowners

Our Residential Plumbing Maintenance Agreement is a simple way to make that fall check a yearly habit. It is $189 per year, or $378 for three years, and includes an annual inspection, priority service, emergency support, 10% off labor and materials and no service-charge minimums. Coverage is transferable and renews automatically.

Frequently Asked Questions

Which pipes in my house are most likely to freeze?

Pipes in crawlspaces, exterior walls, attached garages and near the rim joist in the basement, along with outdoor faucets. Anywhere heat does not circulate well is at risk.

Should I let faucets drip in cold weather?

On very cold nights, a slow drip from a faucet fed by a vulnerable line can help keep water moving. It is most useful for lines that have frozen before.

How do I thaw a frozen pipe safely?

Open the faucet, then warm the pipe gently with a hair dryer or a space heater kept at a safe distance. Never use an open flame. If you cannot find or reach the frozen section, call us.

What temperature should I keep my house at when I travel in winter?

Keep the heat on and set no lower than the mid-50s. For longer trips, consider shutting off the main water valve and asking someone to check the house.
