Gas pipe repair in the basement of an older Akron home

Gas Piping Repair and Installation for Akron Homes and Rentals

A lot of Akron's housing went up during the city's industrial boom, and many of those homes still run on gas piping that has been patched, extended and re-tapped for generations. K & K Plumbing provides gas line repair in Akron and new piping for owner-occupied homes, duplexes and small apartment buildings across the city. We work from our East Canton shop, about 24 miles south, and serve Summit County regularly.

What We Find in Older Akron Gas Systems

Early twentieth-century homes in neighborhoods all over the city were often built for a coal furnace and gas lighting or a single gas stove. Over time, owners added a gas furnace, a water heater, a dryer, maybe a second kitchen in an upstairs unit. Each addition was usually tied into the nearest pipe without anyone checking whether that pipe could carry the combined load.

When we open up one of these systems, a few things come up again and again:

  • Branch lines too small for the appliances they feed, causing weak burner flames
  • Abandoned stubs left capped, or worse, left open behind walls
  • Surface rust and pitting on pipe in damp, unfinished basements
  • Old brass appliance connectors that are no longer considered safe
  • Missing shutoff valves, so the whole house has to be shut down for any appliance swap

Gas Lines in Duplexes and Rental Buildings

Akron has a large stock of doubles and converted houses, and gas piping in these buildings can be confusing. Units may be on separate meters with pipes that cross paths in a shared basement, or a single meter may feed appliances in more than one unit. Before a landlord replaces a furnace or water heater, it is worth knowing exactly which pipe serves which unit.

We trace and label lines, add shutoffs where they are missing, and correct piping that was tapped across meters. For landlords who need a repair done between tenants, we can plan the work so the gas outage is as short as possible. Clear, labeled piping also makes the next appliance replacement faster and cheaper.

Repair or Replace? How We Decide

Not every old gas pipe needs to come out. Black iron pipe that is dry, well supported and tight can serve for a very long time. We pressure test the system, look at the condition of the pipe and fittings, and calculate whether the existing sizes can handle your appliances. If a section is badly corroded or undersized, we replace that section rather than the whole house.

Full replacement makes sense when the system has multiple leaks, extensive corrosion, or a layout so patched together that it cannot be sized correctly. In those cases we will lay out a new gas piping plan, and you approve the specifications before any work starts.

Adding Appliances to an Akron Home

Converting an electric range to gas, adding a fireplace insert, or moving a dryer to a first-floor laundry all mean new piping. In older homes with plaster walls and finished basements, routing is the hard part. We look for paths through closets, chases and joist bays that keep pipe accessible and protected while limiting wall repairs.

Common appliance projects tie into other work we do in the city, including gas range installation in Akron and water heater replacement. For an overview of materials and how we size lines, see our main gas line service page.

If You Smell Gas Before We Get There

A strong sulfur smell means get out. Leave doors open on your way, skip the light switches, and call the gas utility or 911 once you are outside. The utility will shut off and make the area safe; then call us at 330-875-8003 to find and repair the leak on the house side of the meter. For a faint smell that comes and goes, turn off the shutoff at the nearest appliance if you can reach it safely, ventilate, and schedule an inspection.

Frequently Asked Questions

Should old gas pipe in an Akron house be replaced?

Only if it is failing or undersized. Age alone is not the deciding factor. We pressure test the piping, check for corrosion and loose fittings, and confirm the sizing. Many older systems need a few sections replaced rather than a full re-pipe.

Who is responsible for gas lines in a rental property?

The utility owns the meter and the line up to it. Piping on the building side of the meter is the property owner's responsibility, which in a rental usually means the landlord. We work directly with landlords and property managers on repairs and upgrades.

Can you add a gas line in a finished basement?

Usually, yes. Flexible CSST tubing can often be pulled through ceilings and walls with only a few small openings. We plan the route during the estimate so you know what access is needed before work begins.

What happens to my gas service during a repair?

The section being worked on is shut off, and in many cases the whole house is off for a few hours. After the repair is pressure tested, we turn the gas back on and relight pilots on your furnace, water heater and other appliances.
