Softening Hard Water in Alliance Homes and Rental Properties

Why Hard Water Hits Older Alliance Houses Harder

Cutting into a corroded section and adding fittings can stir up loose material or reveal pipe that is too thin to thread. When we see that, we replace the section near the tie-in with new copper or PEX so the softener has a sound connection.

What Happens on Installation Day

After you approve the plan from your free estimate, we shut off the water, cut in the bypass and connect the inlet and outlet. We run the drain line with a proper air gap, connect the brine tank overflow and fill the tank. Once the valve is programmed for your hardness and household size, we start a manual regeneration, check every joint for leaks and restore water to the house.

Before we leave, the work gets a quality inspection, and we show you how to read the display, where to add salt and how to put the system into bypass. In most homes the whole visit fits in one day, with water off only for part of it.

Looking After the Softener Between Tenants

A turnover is a good time for a quick softener check. Look at the salt level, break up any crust in the brine tank and confirm the clock still shows the correct time after any power outage. If the water heater is due for flushing, do it at the same time. Sediment in the bottom of a tank is often a sign the softener was neglected. Is a softener worth adding to an Alliance rental house?

Often, yes, if the property has hard water and you are tired of replacing water heaters, faucet cartridges and toilet parts. The softener protects those items between turnovers. We can set it up so salt checks are quick and do not require entering a tenant's space.

My house still has galvanized pipe. Can you install a softener anyway?

Yes. We usually replace a short section of the main line at the tie-in with new pipe so the connections are solid. If the rest of the house has heavy rust buildup, we will explain your repiping options too, but you do not have to do both at once.

Will softened water raise my water pressure?

No. Softening prevents new scale but does not clear existing restrictions. Low pressure in an older Alliance home usually comes from corroded supply lines, a failing pressure regulator or a partly closed valve, and we can track down which one.

How much room does a softener take up in the basement?

A typical residential system needs a footprint of roughly two to three feet by one to two feet for the tanks, plus room to lift a bag of salt into the brine tank. Twin-tank or combination units need more. We measure during the estimate.
