Plumber checking a gas stove burner during rental turnover in Alliance, Ohio
Alliance, Stark County

Gas Stove Service for Alliance Rentals and Family Homes

Alliance has a large share of rental housing, thanks in part to the University of Mount Union and a lot of older single-family homes that have been split into units. That means plenty of gas stoves that see heavy use and frequent turnover. K & K Plumbing provides gas stove installation in Alliance, repairs and safety checks for landlords, property managers and owner-occupants alike, from our shop about 13 miles away in East Canton.

A Turnover Checklist for Rental Gas Stoves

The gap between tenants is the easiest time to catch stove problems. The unit is empty, the stove can be pulled out without moving anyone's belongings, and a small fix now prevents a call in the middle of the next lease.

Here is what we look at when a landlord asks us to check a stove during turnover. Many owners schedule this alongside other plumbing work in the unit.

  • Every burner lights within a few clicks and the clicking stops once the flame catches
  • Flames are blue and even all the way around each burner head
  • The oven lights promptly and holds temperature
  • The connector is not kinked, crushed or corroded, and the shutoff valve turns freely
  • The anti-tip bracket is installed and engaged
  • There is a working carbon monoxide alarm in the unit

Common Tenant Complaints and What They Usually Mean

Tenant calls tend to sound urgent, but most stove complaints have simple causes. A burner that clicks and will not stop is usually wet from a boil-over or cleaning. Telling the tenant to leave it off and let it dry overnight often solves it. If it does not, the spark switch on that knob may be failing.

A burner that will not light at all, while others work, often has a clogged port or a cracked igniter. An oven that will not heat is commonly a worn oven igniter, which is one of the most frequently replaced parts on any gas stove.

Any report of a gas smell is different. Tenants should leave the unit and call the gas utility or 911 from outside, then let you know. Make sure your lease paperwork or welcome sheet says that clearly.

Repair or Replace a Rental Stove?

For landlords, the math is about reliability as much as cost. A basic stove that needs a new oven igniter is almost always worth fixing. A stove with rusted-out burners, a failing control board and discontinued parts is usually better replaced, especially if it means fewer calls during the lease.

When you replace, we can connect the new unit with a new connector and valve. If the property also needs a propane line repair on the outskirts of town or a natural gas line extension, we can price it together.

Serving Alliance and Its Neighbors

Alliance sits in the northeast corner of Stark County, and we also work in nearby Sebring, Beloit, Damascus, North Georgetown and Deerfield. Properties around the edges of town are more likely to run on propane, while homes in the city are mostly on natural gas service. We set up and adjust stoves for either fuel.

Our office hours are Monday through Friday, 7:30 AM to 5:00 PM, and Saturday morning from 8:00 to noon. For more on what our stove service includes everywhere we work, read our county-wide gas stove page.

Frequently Asked Questions

What should a landlord check on a gas stove between tenants?

Confirm every burner and the oven light promptly, flames are blue, the connector is in good shape, the shutoff valve works and the anti-tip bracket is in place. We can do this check during turnover.

Should tenants try to fix a clicking burner themselves?

Tenants can safely wipe up spills and let the burner dry. Anything beyond that, such as removing parts or adjusting the gas supply, should be handled by the owner's plumber.

Is it worth repairing an older rental stove?

If the problem is an igniter, burner cap or spark switch, yes. If the stove needs a major control part, has rusted burners, or parts are no longer made, replacement is usually the better long-term choice.

Do you work on propane stoves outside Alliance city limits?

Yes. Many rural properties around Alliance use propane, and we can connect, adjust or convert stoves for LP.
