What Owners Want Out in the Shop or Barn

The requests range from simple to substantial. Some people just want a hose connection that works in January. Others want a full workshop with a utility sink, a half bath and a floor drain for washing equipment. Horse and hobby farm owners often need water to stalls and paddocks. Each one starts the same way: getting water from the house or well to the building without it freezing, and getting wastewater back to the septic system or sewer properly.

Running a Water Line Below the Frost Line

Northeast Ohio winters push frost well into the ground, so a water line to an outbuilding has to be buried deep enough to stay below it. We trench from the house, or tap the line downstream of the well's pressure tank, and run continuous pipe with no buried fittings where possible. Where the line enters the outbuilding, it rises inside an insulated sleeve or chase.

On properties served by a private well, adding a building with heavy water use can change how often the pump cycles. We look at the well setup before adding demand, and our well service team can adjust or upgrade the tank if needed.

  • A shutoff and drain valve inside the house so the outbuilding line can be isolated
  • Tracer wire or a marked route so the line can be found later
  • A sleeve through the slab or foundation so the pipe does not rub on concrete
  • PEX or polyethylene service tubing chosen for its tolerance of ground movement and freezing

Frost-Free Hydrants and Unheated Buildings

If the building will not be heated, a frost-free yard hydrant is often the right answer. Its valve sits below the frost line, and the riser drains every time it is shut off, so there is no standing water above ground to freeze. We install them outside barns, along paddocks and next to gardens. They need a gravel drainage bed at the base, and they must never be fitted with a hose left attached in winter.

Adding Drains, a Sink or a Bathroom

Water in is only half the job. A utility sink, toilet or floor drain needs somewhere to send wastewater. If the house is on public sewer, the outbuilding drain may be routed to the building sewer. On septic, it may connect to the existing tank if the system has capacity and the health district allows it. Floor drains in garages and shops have special requirements because of oil and chemicals, and they may not be allowed to tie into a septic system at all.

For a heated workshop with a bathroom, we rough in drains and vents just as we would in a house, then test and inspect before the walls are finished. How deep does a water line to a barn need to be?

Deep enough to stay below the frost line, which in northeast Ohio means several feet down. We confirm the required depth for your location and soil before trenching.

Can my detached garage drain into my septic system?

Sometimes. A sink or toilet may be allowed if the system has capacity, but garage floor drains often cannot connect to septic because of oil and chemicals. The health district has the final say.

Will a frost-free hydrant work in an unheated barn?
