These tenant build-outs are a steady part of our commercial work. We serve as the plumbing subcontractor for the general contractor or work directly for the building owner, about 29 miles from our East Canton shop.
Plumbing Needs by Type of Suite
Every tenant brings a different fixture list, and the plumbing scope can range from a single break room sink to a full set of clinical rooms. Typical examples we see:
- Medical and dental offices: hand sinks in each exam or operatory room, a sterilization area with its own sinks, dedicated water heating and sometimes equipment connections specified by the tenant's vendor
- Professional offices: accessible restrooms, a break room with sink and dishwasher hookup, a refrigerator ice-maker line
- Retail spaces: restrooms, a mop sink and a small water heater, with more involved work for salons, cafes or pet businesses

Accessible Fixtures and Restroom Layout
Commercial restrooms have to meet accessibility requirements, and the plumber's part of that is fixture height, clearances around the toilet and lavatory, insulated or protected piping under sinks, and grab-bar blocking that the framer installs where the fixtures will land. The architect's drawings set the layout; our job is to rough in drains and supplies at the exact dimensions so the finished fixtures fit the required clearances without rework.
We double-check those dimensions with the GC before rough-in, because moving a toilet flange two inches after the floor is patched is expensive.

Demolition of the Previous Tenant's Plumbing
Most build-outs begin with demolition. Old fixtures, abandoned lines and dead-end pipes from previous tenants should be removed back to the main or capped properly, not just cut off behind the new wall. Dead legs in supply piping hold stagnant water, and abandoned drains can let sewer gas into the space if their traps dry out.
During demo we also look for earlier work that will not pass inspection. Those items can be fixed as part of the build-out under our code correction service, so the new tenant does not inherit someone else's problem.
Scheduling in a Building That Stays Open
Fairlawn office and medical buildings often have other tenants seeing clients and patients all day. Core drilling through a slab or shutting the building's water during business hours is rarely acceptable. We work with the property manager on a schedule, which may put noisy work and shutoffs early in the morning, late in the day or on Saturday. Clean work areas and protected common hallways are part of how we work in occupied buildings.

Water Heating and the Final Inspection
Many suites get their own small water heater rather than relying on a shared building system.
