The Fixture Package Drives Everything
On a production home, the plumber can rough in from a standard list. On a custom home, almost every location depends on a specific product. A wall-mount faucet needs its valve body at an exact height. A freestanding tub may need a floor-mounted filler with supply lines coming up through the subfloor. A linear drain in a curbless shower sets the floor framing. A steam unit needs a spot for the generator, a drain and access.
That is why we ask for the designer's fixture schedule, with model numbers, as early as possible. Many high-end fixtures have long lead times, and the rough-in valves often need to be on site well before the visible trim. We go through each spec sheet, flag anything that needs special framing or supply sizing, and give the builder a list of what has to arrive before rough-in.
Showers With More Than One Head
A shower with a rain head, a handheld and a set of body sprays can use far more water at once than a single showerhead. That affects several parts of the system:
- Supply line size to the bathroom, so pressure holds when multiple outlets run
- Valve selection, often thermostatic with separate volume controls
- Water heater capacity, since a long multi-head shower can drain a standard tank
- Drain sizing, so the floor does not flood when every outlet is open

Hot Water for a Large Home
Homes with four or more bathrooms spread across two or three floors need a plan for hot water, not just a bigger tank. Options include a high-capacity tank, multiple tankless units, a combination of a boiler and an indirect tank, or two separate systems serving different wings. Distance is the other half of the problem. A primary bath at the far end of the house can wait a long time for hot water. A recirculation loop with a dedicated return line, installed during rough-in, keeps hot water close to every fixture. It is far simpler to build in than to add later.
Gas for Kitchens, Fireplaces and Outdoor Living
Custom homes often carry a large gas load: a professional-style range, multiple fireplaces, an outdoor kitchen or fire feature, a pool heater and a standby generator on top of the furnaces and water heaters. Coordinating With Builders, Designers and Other Trades
On a custom build, the plumbing meets tile setters, cabinetmakers, stone fabricators and HVAC installers in the same rooms. We confirm vanity heights with the cabinet shop, coordinate shower pan and waterproofing details with the tile installer, and work out duct and pipe routes with the HVAC contractor before either trade starts drilling joists.
