How We Run the Plumbing Side of a Project

Our process follows the same three steps we use on every job: you contact us for a free estimate, you approve the project specifications, and the work is completed and checked with a quality inspection. On construction work, those steps break down into phases that line up with the rest of the trades.

  • Plan and bid: we go over the drawings and fixture schedule, flag conflicts and price the scope.
  • Permits and approvals: we confirm what the local building department needs for the plumbing and gas portions.
  • Underground: drains and water service go in before the slab or floor system, followed by the first test and inspection.
  • Rough-in: after framing, before insulation; supplies, drains, vents and gas lines are run and tested for the rough inspection.
  • Trim and final: after drywall, paint and cabinets, fixtures and equipment are set, the system is started and the final inspection is completed.

Piping Options and Materials

Material choices affect cost, speed of installation and how well the system holds up over decades. For water supply, most new residential work uses PEX tubing, which installs quickly, handles freezing better than rigid pipe and needs fewer fittings inside walls. Copper is still common for exposed runs, mechanical rooms and some commercial specs. Drains and vents are usually PVC, with cast iron used where a project calls for sound control or where it ties into an existing iron stack.

Gas piping is typically black iron, with flexible corrugated stainless tubing where it fits the design and is allowed. We size gas lines based on the total load of every appliance on the plan, not only the ones going in on day one. Preparing the Site and Protecting the System Afterward

A few things on the GC's or owner's side make the plumbing phase go smoothly: a current plan set with the fixture schedule, a clear path for underground work before the slab is formed, framing that leaves room for drain slope and vent paths, and a heads-up when other trades will be in the same walls. Final fixture selections should be made before rough-in, since valve bodies, drain locations and stub-out heights depend on the exact models.

Once the building is occupied, new systems still need basic care. Flush aerators and showerheads after construction debris settles, check the water heater for leaks in its first months, and keep floor drains and traps primed in spaces that sit empty. Commercial owners should schedule any required backflow testing and interceptor cleaning. Homeowners can roll those check-ups into our maintenance agreement, which includes an annual inspection.
