When a new tenant moves in, the shell usually needs an office area, restrooms, a break room and sometimes process water or equipment connections. Typical Scope in a Flex or Warehouse Building
Most of these buildings start as an open shell with a water service, a sewer stub and a gas service at one wall. The tenant's plan determines what gets built from there. Common items include:
- Men's and women's restrooms, or single-user accessible restrooms, in the office area
- A break room with a sink, dishwasher and refrigerator water line
- A mop sink or service basin for the warehouse floor
- An emergency eyewash or shower where the tenant's operations require one
- Hose bibs and wash-down connections for the shop floor
- Gas piping to unit heaters, radiant heaters or rooftop units
- A water heater sized for the restroom and break room load
Cutting Slab for New Restrooms
Warehouse floors are thick, and the sewer stub is often far from where the tenant wants the restrooms. Adding them means saw-cutting a trench, excavating, laying drain pipe at the correct slope back to the stub, testing it and having it inspected before the concrete is patched. Long runs require careful grade planning, because the drain has to keep falling the entire way.
We walk the space early to locate the stub and measure its depth. That one detail can decide where the restrooms should go, and putting them close to the stub can save a lot of concrete work.

Backflow Protection and the Water Service
Commercial and industrial tenants frequently need backflow prevention, either at the building's water service or at specific equipment, depending on what the space will be used for and what the water provider requires. Process equipment, boiler feeds, irrigation and chemical dispensing are common triggers. We install the devices the approved plans call for and make room for annual testing access.

Heating and Hot Water in Large Open Spaces
Warehouse heating often runs on gas: hanging unit heaters, infrared tube heaters or rooftop units. Those appliances can draw a lot of gas, and the piping runs along high walls or roof structure. We size the system for the full heater load and coordinate with the HVAC contractor on connection points. Our gas line installation page explains how sizing works. Can restrooms be added anywhere in a warehouse?
In principle, but cost rises with distance from the sewer stub, since the slab has to be cut and the drain has to keep enough slope the whole way. Placing restrooms near the stub saves concrete work.
Does a new tenant need a backflow preventer?
Many commercial and industrial uses do, either at the service entrance or at specific equipment. The water provider and the approved plans set the requirement, and we install and leave access for testing.
Do you pipe gas for warehouse unit heaters?
Yes. We size and install the gas piping for unit heaters, infrared heaters and rooftop units, coordinating with the HVAC contractor on the appliance connections.
How do you handle scheduling for a site in Macedonia?
