Old galvanized and cast iron piping exposed during a Massillon, Ohio gut renovation
Massillon, Stark County

Whole-House Rehab Plumbing for Older Massillon Homes

Massillon has a lot of older houses with good bones and tired plumbing. When an owner or investor takes one of them down to the studs, it is the best chance the house will ever get to have its supply and drain piping replaced without tearing up finished walls. We plumb those rehabs for remodelers, investors and owners, about 13 miles from our East Canton shop.

What We Usually Find Behind the Plaster

Every old house is different, but a few things show up again and again once the walls come down in an older Massillon home:

  • Galvanized steel water lines narrowed by internal rust, causing low pressure and discolored water
  • Cast iron drain stacks with rusted-through sections, cracked hubs or lead-and-oakum joints that seep
  • Patchwork repairs mixing copper, PVC, galvanized and flexible connectors
  • Missing or undersized vents, leading to slow drains and gurgling
  • Abandoned gas lines from old space heaters or lights, sometimes still connected

What to Replace and What Can Stay

Our usual advice on a full gut is simple: replace all galvanized water piping, inspect the cast iron carefully, and plan on replacing anything that is cracked, thin or scaled heavily inside. A sound cast iron stack can sometimes stay, and it is quieter than plastic, but if the walls are open and the stack is questionable, replacing it now costs a fraction of doing it later.

New supply lines are usually PEX, which runs easily through old framing and handles freezing better than rigid pipe. Our repiping service page goes into materials and layout in more detail.

Don't forget the line from the street

A new interior system fed by an old, undersized or galvanized service line will still have pressure problems. If the line from the curb to the house is original, it is worth replacing during the rehab. See our water main and service line page.

Rehab Sequence and Inspections

On a gut renovation, plumbing follows demolition and any structural repair. Once framing changes are done, we rough in the new drain, vent, supply and gas piping, test it and call for the rough inspection. Insulation and drywall follow. Trim comes after cabinets, tile and flooring. Older homes often need floor joists repaired where previous plumbers notched or cut them too deeply; we point those out so the carpenter can sister them before we run new pipe.

If the house has existing violations from earlier work, such as illegal connections or improper venting, they need to be corrected for the new work to pass. Our code violation repair service handles that as part of the job.

Pricing a Rehab Before the Walls Are Open

Investors need a plumbing budget before they buy or before demolition starts. We can walk the house in its current condition and give a written estimate based on the planned layout and full replacement of the old piping. Unknowns, like the condition of the building drain under the basement floor, are spelled out so there are no surprises. A camera inspection of the main drain before closing is a smart, inexpensive step.

Owners collecting several bids can use our competitive bid repairs option. Our countywide approach to construction work is outlined on the construction plumbing page.

Frequently Asked Questions

Should all galvanized pipe be replaced during a renovation?

Yes, in our experience. Galvanized lines corrode from the inside, and keeping a few sections next to new piping just moves the problem. With walls open, full replacement is the most economical time.

Can I keep the original cast iron drain stack?

If it is sound, sometimes. We inspect it for cracks, thin spots and heavy scale. A questionable stack should be replaced while it is exposed.

Do I need to replace the water line from the street?

If it is old galvanized or undersized, replacing it during the rehab ensures the new interior plumbing gets good pressure. We check it during our walk-through.

Can you estimate the plumbing before demolition?

Yes. We walk the house, look at the planned layout and price full replacement, noting any unknowns such as hidden drain lines under the basement floor.

Will a full replumb solve low water pressure in an old house?

In most older homes, low pressure comes from corroded galvanized piping, so replacing it, along with an old service line, usually makes a dramatic difference. If the street pressure itself is low, we can check that as well.
