Navarre Plumbing for Owner-Builders and Small Builders
Around Navarre and the countryside toward Beach City and Bolivar, it is common for people to act as their own general contractor and hire each trade directly. If that is you, the plumbing can be one of the easier parts of the job, as long as you know what to have ready and when. We plumb owner-built homes and small-builder projects about 13 miles from our East Canton shop.
Call Us Before You Order the Foundation
The single most common mistake owner-builders make is calling the plumber after the basement walls are up and the floor is ready to pour. By then, the drains that go under the slab may already be in the wrong spot, or there may be no way to get the sewer or septic line through the footer at the right height.
Bring your plans to us before the foundation is ordered. We will mark where the building drain leaves the house, what depth it needs and where any sleeve through the foundation wall goes. That information goes to your excavator and foundation contractor.
Your Checklist at Each Plumbing Stage
Here is what we need from the owner before each visit. Having it ready keeps the job moving and avoids paying for trips that cannot be finished.
Underground
We lay out and test the under-floor drains, then schedule the underground inspection before the slab.
- Foundation in, footers backfilled where needed and the floor area roughly graded
- Septic or sewer connection point identified and the trench path clear
- Final decision on any basement bathroom or floor drains
Rough-in
We run supply, drain, vent and gas lines, put the system under test and call for the rough inspection.
- House framed, roofed, windows and exterior doors in
- Tub and shower units on site, plus every fixture and appliance chosen
- HVAC duct routes agreed so we do not compete for the same joist bays
Trim
We set fixtures, start the water heater, check for leaks and complete the final inspection.
- Drywall finished and painted, cabinets and countertops installed, flooring down in wet areas
- Fixtures and faucets delivered to the house

Rural Water, Septic and Fuel Decisions
Many homes outside the village rely on a private well and a septic system, and some use propane instead of natural gas. Each of those choices adds a contractor you will be coordinating: the well driller, the septic installer and the propane supplier. We can explain how our work connects to theirs. For the water side after move-in, see our Navarre well service page, and our propane line installation page covers tank-to-house piping.
Budgeting the Plumbing on Your Build
Owner-builders often get their first plumbing number from a lender's cost sheet. A real estimate based on your plans is much more useful. We offer a free estimate and will tell you what drives the cost on your design, such as the number of bathrooms, how spread out they are and whether there is a basement bath. If you are collecting several prices, our competitive bid page explains how we quote.
For details on fixtures and systems for a new house, see our new plumbing installations page. The full outline of how we run construction projects is on our Stark County construction services page.

Frequently Asked Questions
When should an owner-builder first contact the plumber?
Before the foundation is ordered. We need to set the building drain's exit point and depth so the foundation and excavation work match the plumbing plan.
Who schedules the plumbing inspections?
We schedule the plumbing and gas inspections for our work at each stage. You will want to keep a shared calendar so other trades do not cover our work before it is inspected.
Can I do some of the plumbing myself to save money?
Rules on owner-performed plumbing vary by jurisdiction, and mixing DIY work with a contractor's system can complicate inspections. Talk with us and your building department before you start.
What happens if the drywall goes up before the rough inspection?
The inspector can require it to be removed so the piping can be seen. Always wait for the rough plumbing approval before insulation and drywall.
Do you work with small builders as well as owner-builders?
Yes. Small builders who put up one or two houses a year around Navarre hire us the same way, and the stages are identical. The main difference is that an experienced builder usually has the site ready on schedule.
